We provide full architectural/engineering services to our clients around the country. Below is a detailed description of typical services in our design and construction delivery process. It is modified as needed during the process to facilitate the Owner’s needs.

Review Of Existing Plans And Conditions
Our design team will review and refer to the appropriate elements of your existing development plans, facilities, and site conditions, as a basis for our design concepts.

Architectural Program
If requested, we will assist you in the development of an overall program, which defines architectural, spatial, visual, and systems concepts, and incorporates them into a cohesive summary of the scope of work.

Site Master Plan
If requested, we will develop an overall master site plan, indicating future growth concepts, and we will assist in having the property platted, if necessary.

Schematic Design & Cost Estimating
The Design team will develop schematic design options for the project, with enough detail to evaluate systems and program relationships. Site access, parking, floor plans, elevations, as well as computer generated or physical models of 3-D massing studies may be provided during this phase. We will analyze the project costs and schedule implications of each alternative and document the findings.
The selected alternative, or a combination of elements from any of the schemes, will then be developed into the final schematic design, including site plan, landscape/planting concept, parking and configuration, floor plans of all levels identifying all program spaces, exterior elevations. 3-D computer generated or physical model representations of the project are also available. Our civil engineer will also facilitate the production of a site survey as part of this process, if you have not provided one.
A comprehensive building code analysis will be provided, along with an outline specification and estimate of probable construction cost, based on the final schematic design. We understand that the final schematic design will be reviewed for general compliance with ADAAG (Americans with Disabilities Act Accessibility Guidelines) and TAS (Texas Accessibility Standards) accessibility requirements, and with particular attention to the clarity of circulation for all age groups and physical abilities. Detailed accessibility requirements will be addressed during the DD and Construction Documents phases, when we have a more detailed view of the project. We will pay particular attention to the relationships between indoor and outdoor spaces, between building and site functions, as well as the aesthetic sense of the building as it relates to environment and existing facilities.

Design Development
The Design team will proceed with the design development phase. Design Development will include DD representations of the following: site and utilities, architectural, structural, fire protection, HVAC, plumbing, and electrical systems. Outline specifications and cost estimates will be continually modified as necessary to support the current level of detail.
We understand that sometimes, the design development process needs to take advantage of significant communication with end users, especially the pastor, staff, building committee, and the parishioners. We will develop a facility that is functional and energy efficient, and we will pay great attention to the Owner’s needs while remaining very accessible during the process.

Construction Documents
During this phase, the design development scheme will be updated to the level of Construction Documents and will include all architectural, civil, structural, MEP, food service (if necessary), and landscape work for the project with complete drawings and specifications that will be used for contractor bidding and/or negotiations, and for cost estimating. The final version of drawings will be produced using AutoCad® Software, Version 2000 or later…the standard in our industry.

The Design Team will contact all applicable local and state officials regarding utility and systems connections, and will document that each department grants their appropriate approval of the proposed system’s use. This process will likely be ongoing, from DD through the CD phase, since we encourage ongoing feedback from these organizations during the DD phase.

Bidding & Negotiation
The design team shall assist the Owner in preparing the schedule and content of advertisements, prepare necessary addenda, assist the Owner in the review and evaluation of bids, and assist in preparing the contract for construction between Owner and Contractor.

Construction Administration
The design team shall provide full construction administration services, which will include the following: observe construction with respect to conformance with contract documents; verify contractor requests for payment, and their consistency with submitted schedule of values; approve contractor pay applications; review shop drawings and submittals; assist the Owner in the contractor’s development of punch lists; gather all operations and maintenance data, as well as all guarantees and warranties; confirm spare parts and attic stock; verify and approve contractor’s as-built drawings for accuracy; and sign final acceptance papers and provide certificate of substantial completion.
